Golsa complex commercial and residential

Golsa commercial residential complex construction has began with excavation activity since jan-2014 in an area of 7500 square meters.

Its delivery date is March 2017.

Golsa has 41,000 square meters of gross building, 21300 residential square meters consisting of 221 units and 1840 commercial square meters in the form of 8 shops and more than 300 parking units on three floors over basement.

Golsa is located near the Shahid Shiroodi sports complex. Living in an aged neighborhood with cultural authenticity and ease of access to two station of line #1 of Tehran Subway (Taleghani and Haft-e-Tir) bringing all the features of a favorable environment.

The project is set up and run by Mr. Hamid Jaber Ansari and the delivery date is March 2017

Building walls type are Lika lightweight concrete or its similar and convenient to exchange heat and sound insulation according to national building regulations in 19th topics.

Supply system was by central chiller units and fan coils were under Canada MacMaster license.

Water supply systems type implemented is super pipe and wastewater collection system implemented is super vent tube of standard 1st class.

Structures of the project is metal (fusion) and composite roof is standard AISC. Also all of the fusion connections are controlled under welding inspector.

Has all MDF cabinets and closets and flat with sink, desktop plate cooker and hood

Entrance, rooms and services doors is made of MDF with the French metal framework model.

Windows type is UPVC with double glass.

Unit’s floor and parts of the joints are of stone or 1st Iranian degree porcelain ceramic.

W.C floors are of Iranian 1st degree tile and the bedrooms are ceramic ware.

Valves and services are prepared from 1st grade.

Building facade is combination of cement and decorative insulation of “Dorka Novin” company with France today’s technology that reduce energy consumption in buildings up to 60 percent. In addition, this product is a complete sound insulation and reduce ambient noise penetration into the building up to 60 dB.

The concrete used for the foundation was 350 kg of cement per cubic meter and was supplied from the standard companies with lab sheet.

Elevators with capacity of 8-10 people with Germany VITOR engine type or similar (foreign transmission rails and gearbox)

The main risers pipes with tape and primer and insulation been adequately preserved and gas pipelines are pipelines in accordance with API standard.
